What type of chemicals will be used on a home? Our standard house washing solution consists of water, 12.5% Sodium Hypochlorite, and various other additives. Sodium Hypochlorite is the active ingredient in household bleach, although household bleach contains about 6% and the industrial version we use contains about 12%. Bleach is a very safe and eco-friendly chemical when used properly. We use the absolute minimum amount of chemicals possible in order to provide outstanding results.  When our solution is injected into the water stream, it becomes diluted with water to around a 10:1 ratio.  Some of the other various additives would be foaming agents, surfactants, rinse aids, penetrators, and mold inhibitors.  Our house washing solutions are blended on site according to the type of debris found on your home. Over the last several years, the exterior cleaning industry has adopted a relatively new practice for removing organic and atmospherical debris from vinyl, brick, stucco and almost any other surface.
Since the invention of the high pressure pump system we all know as “the pressure washer”, the standard practice has been to spray a concentrated stream of water at a given surface to remove contaminants and restore the surface to its original condition. This method does work sometimes, however it is VERY labor intensive and requires the operator of the pressure washer to be close to the surface being cleaned. To put that statement into perspective let’s use a common 2 story brick and vinyl siding house as an example. The lower sections of the home can be easily cleaned with high pressure spray. Even the gutters can be pressure washed by using wand extensions, but what about the peaks on either end of the house or the rear gutter, which is 25’ from the ground? To finish the job completely, ladders or scaffolding would have to be used to reach the higher areas of the residence. Accessing the high areas is only one drawback to the “high pressure” approach to house washing. Water alone, no matter how high the pressure is, sometimes is not enough to remove stains that are commonly found on the exterior of a house. Discolored trim, siding, gutters and window frames may not come clean with high pressure water alone. Another drawback to house washing with the “high pressure” method is the risk of damaging the surface being cleaned. ANY building material can be damaged if too much pressure is used. Now that you are familiar with the process of cleaning with high pressure, let’s take a look at the process and benefits of cleaning with the “SOFT WASH” method. Soft washing is the process of applying cleaning detergents at low pressure and rinsing the solution and any contaminants off the surface with a low pressure stream of clean water. Typically, a cleaning solution for residential house washing will include Sodium Hypochlorite (bleach) and a surfactant or foaming agent. Sodium Hypochlorite is very safe and effective when used properly. It is used in the treatment of drinking water, to disinfect swimming pools and many other sanitary applications. By the time the cleaning solution is mixed with water and applied to the surface of the house, the bleach content is just a tad more than a swimming pools normal operating level. When the foamy mixture is applied to the exterior of the home, the bleach dissolves any mold, mildew or algae. Dust, dirt, spider webs, and other debris are suspended in this foamy mixture which allows the debris to be rinsed away easily with a low pressure water stream. When soft washing a home, the water stream should always be weak enough to place your hand directly in front of the spray nozzle without causing any pain whatsoever. This is probably the biggest advantage over the high pressure method because the likelihood of damaging the exterior surface of the home is dramatically decreased. Another big advantage to low pressure soft washing is that the entire home can be cleaned from ground level. A professional cleaning contractor will have the right equipment to spray the cleaning solution and clean water to heights of up to 50 feet from the ground. This reduces the overall time spent on the project and reduces the likelihood of the home being adversely affected by ladders and wobbly extension poles. Due to the properties of the cleaning solution being used, the end result of the cleaning is often superior to the end result of cleaning with high pressure water alone. This soiling is called filtration soiling because it comes from air passing through the carpet as it is attempting to get through the crack between the carpet and the baseboard or under a closed door. As the air passes through the edge of the carpet pile, this microscopic soiling is deposited there (hence the term filtration soiling). This occurs over a significant period of time and is not noticed until a build up has occurred. This type of soiling is difficult to remove because the soil particles are so fine that they penetrate deep into the carpet pile, sometimes into the backing of the carpet. Can it be removed? Sometimes. With special products, time and effort, reasonable results can sometimes be achieved. To help prevent filtration soiling, vacuum and wipe the edges of the carpeting on a regular basis. Be careful around the tack strip on the edge of the carpeting, it could nick your fingers!


Pet urine can cause permanent damage to your floors and fabrics. It can also create an unhealthy indoor environment. When urine is first deposited onto a floor or fabric, it has a pH of about 5 or 6, which is on the acid side of the pH Scale. It is easier to remove right then when it is fresh. Once it dries it turns “alkaline” or to a high pH between 10 to 12 on the scale and becomes more difficult to remove. The warm acid state of the urine offers a perfect breeding ground for bacteria, which begin to flourish almost immediately. In this original acid state the urine begins to oxidize and react with the carpet to create a color change, which will become permanent if the urine is not removed immediately. Some of this color change can be attributed to the strong ammonia that forms as the urine passes through bacterial and chemical change. If left for days or weeks, depending on the fabric or floor type, it will change the dye structure, therefore causing permanent staining. Even if the soluble deposits are removed, the damage to the dye structure may already be done. There are two sources of odors associated with urine. The first comes from bacteria that grow abundantly in dark warm places with a never-ending food source. A pet can feed the bacteria daily! This bacteria growth and breakdown of the urine creates amino acids. These complex organic compounds will often work deep into the fibers to a point of becoming part of the fiber.
